Development Financing

Solvera has experience in structuring, managing and closing project-specific plans of finance with resources including:

  • Taxable or Tax-Exempt Debt: privately placed or publicly offered, fixed rate or floating rate, whether conventional debt, debt utilizing FHA Mortgage Insurance, Fannie Mae or Freddie Mac programs, Rural Development Section 515 programs, or private credit enhancement products
  • Low Income Housing Tax Credit Program: tax credit application preparation and submittal, structuring tax credit transactions to maximize value to the project, soliciting competitive proposals, negotiating final terms and conditions, and closing of the tax credit investment
  • HUD Section 8 Programs: project based rental assistance and various voucher programs
  • Other Financing Programs: HUD HOME Investment, Community Development Block Grant (CDBG), Federal Home Loan Bank Affordable Housing Program (AHP), HUD Section 202 and 811 programs, and numerous other state and local resources

Portfolio Analysis

Solvera works with clients in analyzing existing property portfolio performance in order to maximize operating performance, cash flow, and value to the owner. Our work strategies include:

  • Operational Efficiency: rent analysis, expense analysis, debt structure analysis, and capital analysis including review of tax credit investment documents, regulatory agreements, and other related property documents
  • Valuation analyses: estimating capital needs, financing options, and economic life assessment
  • Recommendations and implementation: for refinance or property re-positioning strategies to create increased value to both the owner and resident

Organizational Analysis
